Landlord Questions

Common Questions From
Calgary Property Owners

Straightforward guidance for owners preparing, leasing or managing a residential rental property.

How much rent can I charge for my Calgary property?

The right rental price depends on the community, property type, number of bedrooms, condition, parking, utilities and competing rental listings. Pricing too high can increase vacancy, while pricing too low can reduce the property’s long-term performance. Stonebrook’s Rental Property Review can help you establish a practical market position.

What are my responsibilities as a landlord in Alberta?

Alberta landlords are responsible for maintaining a safe and habitable property, completing required inspections, respecting tenant privacy, handling security deposits properly and following the Residential Tenancies Act.

Should I manage the property myself or hire a property manager?

Self-management may suit an owner with the time, local availability and systems to handle advertising, screening, inspections, maintenance, communication and compliance. Professional management becomes valuable when an owner wants consistent processes, reduced day-to-day involvement and experienced support.

How should I handle unpaid rent or a difficult tenancy?

Begin by documenting the issue, communicating professionally and following Alberta’s required notice and dispute-resolution procedures. Depending on the circumstances, landlords may need to use the Residential Tenancy Dispute Resolution Service or the courts.

What does professional property management cost?

Stonebrook’s full-service management pricing is 10% of monthly rent, plus a one-time leasing fee of $395 + GST. Tenant Placement is also available for a fee equal to one month’s rent. Portfolio pricing may be available for owners with multiple rental properties.
